Project Introduction

XL and Business Tower project consists of the twin commercial buildings of, XL Tower - a 19-floor oval shaped commercial building has 191,000 sq ft of office and retail space, and Business Tower - a 18-floor commercial building has 187,000 sq ft of office space with retail on the ground floor. It is located at the gateway to Downtown Dubai and has the reinforced concrete structure with post-tension slabs.

 

Construction Site Management

Quality Control

  • Examined the quality control checkpoints for steel fixing and formwork installation, such as steel rust removal, and the squareness and supporting of formwork etc. Insured the work get ready for concreting job.
  • Controlled the casting process of concrete work, such as slump test before casting, preventing cracks and cold joint during casting, and defects correction after etc.
  • Initiated the correction works required by the consultant’s NCRs (Non-conformance Report) and followed up the progress until they pass the inspections.

      

Progress Control

  • Worked with superintendent for developing schedule for the upcoming job-site construction work. Documented the developed scheduling plan in Gantt chart by using Microsoft Project.
  • Coordinated with subcontractors and consultant for inspections arrangement. Filled and submitted inspection forms to the consultant, and followed up the correction work and re-inspection if necessary.
  • Wrote Daily Activity Report. Collected statistics of the subcontractor labor force’s performance, e.g. the productivity, the attendance, the work progress etc.

Cost control

  • Large amount of concrete casting job – In order to precisely control exactness of actual concrete quantity, learned to grasp the proper timing for placing concrete order to the ready-mix concrete plant during the casting process. Worked with superintendent and developed an incremental concrete ordering strategy, which significantly reduce the occurrences of money waste caused by over-order or cold joint by insufficient order.  
  • Equipment and material usage – comprehensively considering the constraints and availabilities from varied aspects, optimized the reusability equipment and consumption of materials as much as possible in order to save money. Worked with superintendent and developed a set of cost control checkpoints and processes.

                             

 

Quantity Take-off and Estimation

  • Engaged in quantity take-off for materials consumed by specific construction activities, such as steel, concrete, plywood for formwork, scaffolding parts, bricks and cements etc. Learned and mastered well Excel for calculation and AutoCAD drawings for measurement, to improve the efficiency of doing quantity calculation.           Download: A sample of Excel work [.xls 571 kb]
  • Settled progress payments with subcontractors and material/labor suppliers. Particularly, verified the quantity and price in their progress payment application, and identified the discrepancies and coordinated with them.

 

Contract Administration

  • Developed raw contractual claim arguments. This work started from identifying potential claim events out of the facts happened on the project history. Subsequently, for each of the events, I managed relevant documents, wrote the brief history for each event and collected probative evidences for claim events. Then collaborated with external claim experts for optimizing the maximum entitlements for extension of time and equitable adjustment sum on the contract.
  • Was responsible for promptly capturing the forensic evidence on job-site, e.g. photos and documents, and filing those evidence properly.
  • Worked for identifying the subcontractors/suppliers’ contractual inactions on job-site, and promptly communicating with them.
  • Recorded the actual resources consumed for the Abortive/Additional Work in documents and submitted the documents to the consultant timely.
